Do I need a decision in principle?

In short, yes, if you want to be taken seriously by estate agents.

Don’t panic though! We can very quickly work out what you will be able to borrow, what rates you’re eligible for, and what your anticipated monthly repayments will look like, without having to run any credit checks against you. Then we can provide you with a Decision In Principle certificate so you know what you can afford, and can start to budget towards securing your new home.

Estate agents will often request to see your Decision In Principle certificate before accepting an offer. Some even insist on seeing it before allowing you to view a property in the first place. So yes, if you’re serious about checking out some new pads, this should be your first step.
